有關錢、租金、按金及訂金等相關英語查詢
一般物業代理會就有關按租金安排、繳交方法及時間清楚列出。查詢有關資訊時你可以這樣說: -
How much is the deposit for the flat going to be 或 How many months of rents would that be單位的按金是多少錢? 要多少個月的租金?
Ans: a month’s rent as a deposit is needed 需要一個月的租金作為按金
Ans: you will need to pay two months up-front 前期, one month’s deposit and the first month’s rent. 你需要支付兩個月前期、一個月按金及第一個月的租金
Ans: the usual practice is that the landlord will demand a deposit equals to two months of rent. 通常慣例會是業主要求相等於兩個月租金的按金。
When does the rent have to be paid 租金要幾時付款?
Ans: the rent is due* on the fifth day of every month. 每個月5號交租 (到期日我們會稱之為 due date)
Ans: the rent must be paid on the 2nd day of month. 每個月第二日交租
Ans: it must be paid on the first Monday of the month. 每個月第一個星期一交租
What other fees do I have to pay? 有沒有其他費用我需要繳付?
一些時候,我們需要就有關單位的修葺、維修或其他事項確認相關責任誰屬; 在正式合約簽署之前,我們可以先了解清楚個別業主願意承擔的責任:
1. Management fee 管理費 / local council tax (usually the landlord 業主 to pay 通常由業主負責支付政府有關稅項)
2. Electricity bill 電費 / water bill 水費 / gas bill 煤氣費
3. What fixtures 裝置具 are included ?
fixture: 通常是指一些(已經)安裝在單位內的固有電器及傢俬; 例如refrigerator 雪櫃/ heater 發熱暖爐 / oven 焗爐 )
4. If a fixture brakes down 如果有關裝置具損壞, should I contact the landlord first 我應該先聯絡業主嗎? Will he be responsible for it? 會由他負責嗎 Who is going to pay for the repair fee incurred? 所衍生 (incurred) 的修理費用會由誰負責?
5. At the ceiling, I notice a few paint cracks 在天花板 (ceiling), Will the landlord going to fix it first before the beginning of the lease? 我留意有數個油漆裂縫. 請問業主會在物業租出之前處理好嗎?
6. Wear and tear is found at the master bedroom’s (主人房) wardrobe (衣櫃). Will the landlord going to fix that? 我在主人房衣櫃發現一些自然老化及損壞,業主會否打算修理好嗎?
